Basic Service Agreement

MENU OF SERVICES

PROPERTY WATCH SERVICES

This selection includes the number of scheduled visits per month you design into your service package.  During each visit we will verify that all systems are operational and the home is secure.  With the monthly billing you will receive an itemized breakdown of the visit indicating all findings and any follow-up maintenance/repair recommendations. 

REPAIR/MAINTENANCE   

This selection may include any minor repairs, maintenance or requested tasks (other than regular scheduled visits/cleaning). 

CLEANING 

This service can be custom tailored for your individual requests.

WINTERIZATION/SPRING START-UP

This service will include a Fall visit for system shutdown and maintenance required to prepare a home for Winter, and then a Spring visit to fire-up systems, flush traps and prepare the home for the Summer season.   The service will vary depending on your planned visits to the home during the Winter season. 

HOT TUB CLEANING/MAINTENANCE

This service will include scheduled visits to check the water chemistry, water level and be certain equipment is working properly, empty/clean/refill as needed, winterization and conditioning of cover, etc.

HOME SELLER’S MAINTENANCE PACKAGE

This service is designed for those of you who have your home listed for sale.  Keeping your property in “show ready” condition will greatly enhance its marketability.



RENTAL PROPERTY SHOWING & MAINTENANCE

This service is geared toward out-of-town rental property owners.  We will do any or all the above listed services as well as show your property to prospective tenants.  Our out-of-town owners place their own rental ads, utilize their own leases, collect security deposits and monthly rents. Custom Property Services, LLC can perform your monthly property watch to make certain your tenants are maintaining the property as you desire and verify they have not vacated without informing you.  We can show prospective tenants the property and be the local contact for Emergency Services, your tenants, the Propane Company, etc.  This service will be custom designed to suit your personal needs.

SNOW REMOVAL

We work with a variety of contractors each working specific areas of the county, decreasing costs of travel to and from the property.  This service will be offered on a per request visit.
